It’s no secret that real estate prices are off the charts in most places, and Maine is no exception. The volume of properties in the two million dollar range alone is mind blowing.
So that got us wondering what might be out there under the “more affordable” half million dollar mark.
We scoured Zillow for listings and came up with five interesting properties. Nothing was perfect, but it never is when you’re looking for a place to buy!

Rockland Gem

This adorable dollhouse in Rockland, Maine is one of the best in terms of overall condition. It’s being offered at $465,000.
Built in 1875 and lovingly maintained by the same owner for the past four decades, the interiors and exterior are in excellent shape. Paint, plaster, floors, trim, you name it, it’s impeccable.
At just over 1,225 square feet with two bedrooms and one and a half bathrooms, it is on the small side. But for someone looking to downsize, this could be the perfect fit.

South Bristol Farmhouse

Heading down the coastline, you might want to stop and tour this colonial farmhouse built in 1900. It’s listed at $450,000.
With three bedrooms and one bath, it’s 2,262 square feet set on a half acre with a very private backyard.
Remember to bring your tool box, though, as this one is in need of maintenance and updating – inside and out – but has potential! It’s also a short drive to the beach and in a very desirable location.

Quirky Island Cape

Despite it’s rough condition, this one kind of stole my heart. Also listed for $450,000, it was built on Matinicus Island in 1815. Yeah, it’s a big job, but still has some great things going for it.
There are three working fireplaces – all restored by the current owners – which are FANTASTIC. It also has a lot of original charm, including door hardware, floors, and a super steep staircase (which some folks may not appreciate, but it adds to the quirky charm).
If you have the desire, funds, and perseverance to restore a piece of American history, by all means give this one a look. It could be such a cool place!

Richmond Revival

Situated along the Kennebec River, this stunning 1850’s Greek Revival has four bedrooms and two bathrooms in the 3,000 square feet that make up its main house. It’s listed for $430,000.
Attached to that main house is a two-story garage/barn that offers lots of potential for expansion: guest suite, studio, office, storage, etc. It’s set on .28 acres of property and is within commuting distance of larger towns for shopping, work, etc.
This house in Portland would be more than a million dollars easily.

Sunny Cape

Our final stop takes us to a sunny little cape in North Berwick. Offered at $400,000, this well maintained abode is 1,627 square feet with three bedrooms and two bathrooms. It was built in 1927.
Set on almost 1.5 acres, it’s close to Wells and Ogunquit – two of southern Maine’s most popular beach towns, and about a 45 minute drive to Portland. We think of this one as great for a first-time home buyer.
Besides being move-in ready, it also has a decent amount of property and a nice, private backyard.
